Who designs Modular Spectacular?
Modular Spectacular is an architect-designed modular system by MB Architecture (Maziar Behrooz Architecture) — the studio behind widely published work including the Container Studio, the Amagansett Modular, and the Bard College media lab. Those projects are the design DNA behind this pre-engineered kit of buildings.
Is Modular Spectacular the same as “RTL” or “Ready to Live”?
Yes. The system was first introduced as RTL (Ready to Live) and is now Modular Spectacular — the same architect-designed kit of buildings and the same approach.
Is this related to the Amagansett Modular or the Container Studio?
It grows directly out of them. MB Architecture’s one-off modular and prefab projects — the Amagansett Modular and the Container Studio — informed the standardized, configurable buildings you design here.
What is Modular Spectacular?
A kit of architect-designed, pre-engineered buildings and connectors that you combine like building blocks — into a home, studio, workspace, or a whole neighborhood.
What are the building types?
Homestead, Meetinghouse, Bungalow, Flex Unit, Shotgun, Cottage, and Shed — plus three connectors: Porch, Hall, and Bridge.
Can I build just a studio, home office, or ADU?
Yes. Smaller buildings like the Shed, Cottage, or Flex Unit make excellent backyard studios, home offices, or ADUs; larger buildings combine into full homes.
When I combine buildings, do I have to line up the doors and windows?
No. Where two buildings meet, the doorways and passages between them are designed into your final plans — you don’t need to align anything yourself.
How much does it cost?
Use the online configurator for a real-time estimate — it updates as you build. Final cost depends on the size of your design, your site conditions, and finishes.
How long does it take?
Roughly six to seven months of design and construction, plus your town’s permitting time.
How does the process work?
Configure your design online, refine it with us, then complete architectural drawings, permitting, and construction — building on site or setting precision-built buildings, then moving in.
Can it be delivered, or built on site?
Both. You can build locally with your own trades from the drawings, or have precision-built buildings delivered nearly complete.
