The Shed (Micro)

The Shed, a room to wonder!

At 14’ x 8’ and 112 sf, it is the smallest Modular Spectacular building with enough room for a twin bed and a desk. As a stand-alone building, it may be a backyard office, a remote outpost, tiny bedroom, or a micro retreat devoid of clutter.

While it can well serve as a stand-alone room, often, it is paired with larger Mod Spec buildings.

Because of its small size, when purchased for prefabrication, the Shed should be part of a larger order. Alternatively, you may purchase its architectural plans and build it on site.

The Cottage (Starter)

The quintessential micro-home!

At 22' x 13'-8" and 293 sf, the Cottage is the smallest habitable building with a living space, bathroom, and room for a kitchen or small study. As a stand-alone building it may be used as a backyard accessory dwelling (ADU), an office or studio. Combined with other buildings, it can provide additional bedrooms and bathrooms.

When added to the Bungalow, the configuration yields a nicely sized two bedroom, one bath home with a double-height living space.

The Barn (Shotgun)

If an ADU is what you’re looking for, you’ve landed at the right place! The barn is a complete mini-house.

Inspired by shotgun houses of New Orleans, at 42' x 14' and 588 sf, the barn comes with a bedroom, a bath, and a combined living/kitchen/dining space; plus room for storage and mechanicals. Add solar panels to the roof and you have a stand-alone, self-sufficient home.

Alternatively, it can be used as a two bedroom, one bath wing of a larger RTL block —similar to the two bedroom wing of the well-known Amagansett Modular by MB Architecture.

The Workroom (Flex Unit)

Inspired by artists’ studios that thrive on simplicity, the Flex Unit, at 29'-8" x 22' and 645 sf, is a stand-alone multi-functional room that be used as a workshop, classroom, art studio, living space, or a complete kitchen/dining add-on. It works great with other buildings, in particular the smaller ones (Cottage and Shotgun), to which it provides a large living space.

Two story versions of this same footprint are provided in the Bungalow and Meetinghouse.

The Workshop (Bungalow)

The quintessential Bungalow!

Walk up to the porch, enter, and walk through a space with an 8’ high ceiling, and feel the space explode as the ceiling rises up 19’. Ascend up via a 6’ wide staircase (a micro amphitheater) to a loft space above —an office, or a bedroom.

With a footprint of 29'-8" x 22' and at 845 sf, the Bungalow is an efficient all-in-one, two story building. It serves many functions, as a studio, a live/work one-bedroom house, a classroom building, gallery or place of commerce, etc. Combined with other buildings, it offers a variety of uses and room for much larger needs.

The MeetingHouse (Commons)

With a footprint of 29'-8" x 22' and at 713 sf, the Meetinghouse is a unicorn! On the ground floor, it’s an open space with a spectacularly wide staircase that opens to a rooftop with a mini amphitheater. This building is a micro community center; a place for people to gather and meet; or an open air theatre.

The Homestead (Anchor)

A complete home delivered in one day!

At 42' x 22' and 1353 sf, the Homestead is the flagship building: a complete house on its own with two bedrooms, a study, a double-height living and kitchen space, a dining room, two bathrooms, a wide staircase, and a floor to near-ceiling window. It may be used by itself or linked to any number of other buildings to create larger homes or compounds. It may also be used as a school building, gallery, art space or more.

The proportions of this building closely resemble —but are larger than— MB Architecture's well-known 'Amagansett Modular', and Bard Media Lab.

Porch (Threshold), Hall (Passage), Bridge (Connector)

No building exists without transitional rooms, connectors, breezeways, and hallways.

At 13’ x 8' and 104 sf, the Porch, Hallway and Bridge may be added to any building to enhance its experience. For instance, the Porch, when added to the front of the building, provides a shaded, covered transition into the building. And when added to the rear, may be transformed into screened-in porch. The Bridge and Hallway help connect buildings together.

Approximately 80–90% of each Modular Spectacular home is completed in our climate-controlled factory before delivery to the site. Structural framing, insulation, electrical and plumbing systems, cabinetry, windows, painting, bathrooms, lighting, and finish work are completed indoors under rigorous quality control. Site work is intentionally limited to building block assembly, exterior cladding, finish flooring, roofing (for pitched roofs), appliance installation, HVAC equipment installation, decorative lighting, and final commissioning.

Modular Spectacular buildings use familiar, high-quality construction methods rather than proprietary systems. Specifications continue to evolve as new products become available, but the goal remains the same: durable, repairable buildings that can be built, maintained, and adapted over time.

  • RTL homes are delivered weather-tight. Final exterior cladding is intentionally installed on site, eliminating visible module joints and allowing the home to read as a conventionally built custom residence.
